Aparthotels are growing fast in Bali, especially in Seminyak, Kuta, and the Canggu-Berawa corridor. The model is popular with developers: build apartment units, sell them to individual investors, then manage the entire building as a hotel — the owner gets rental income, the operator runs it like a hotel. Condotels in Bali have been controversial (many buyers felt misled about returns), but the model persists because it works for both parties when managed well. Regulatory scrutiny is increasing — the Governor-level licensing reflects this. Occupancy can be excellent in prime locations (70-85% in peak season), but the per-night rate is typically lower than equivalent star-rated hotels.
